Acrophyte Hospitality Trust announced on Oct, 02 2026 that its indirect wholly owned unit, ARA USH Chicago LLC, has reinstated and amended a purchase and sale agreement to dispose of Hyatt Place Atlanta Norcross Peachtree Corners for approximately 9.7 million Singapore dollars.
The consideration represents a 5.3% discount to the hotel’s independent valuation of roughly 10.2 million Singapore dollars as at Jun, 30 2026. Net proceeds after an estimated 0.6 million Singapore dollars in divestment-related costs are expected to be about 9.1 million Singapore dollars. Completion is targeted for 4Q 2026.
The 126-room property, opened in 1996, has underperformed within Acrophyte’s portfolio and faces around 5.3 million Singapore dollars of near-term renovation and capital expenditure requirements. Management said the sale will allow redeployment of capital toward portfolio refurbishments and partial repayment of existing loans, where half of the net proceeds are expected to go to mandatory prepayment.
Pro forma calculations based on FY 2025 figures indicate the disposal would raise distribution per stapled security to 0.903 US cents from 0.850 US cents, while net asset value per stapled security would remain at US$0.69.
The transaction is classified as a “Disclosable Transaction” under SGX Listing Rule 1010, with the 9.7 million Singapore dollar consideration equivalent to about 5.8% of Acrophyte Hospitality Trust’s market capitalisation.
No directors or controlling stapled securityholders have any interest in the deal beyond their existing holdings.
